June 2026 Market Briefing

The City of Rockwall closed 103 single-family sales in June, up 27.2% from May and up 74.6% from June 2025's comparatively soft 59 closings. Median sale price came in at $498,000, down 4.2% month over month and down 15.6% year over year — but this is a composition story, not a devaluation story: Core-segment closings made up 51.5% of June's volume, up from 45.7% in May, pulling the blended median down even as pricing discipline held. CLSP:OLP actually improved slightly to 94.1%, confirming sellers are not conceding more of their asking price despite the shift toward lower price points.

Core Segment (under $500K) closed 53 sales in June, up 43.2% from May's 37, at a CLSP:OLP of 94.1% — the strongest pricing discipline reading of any group this month. Premium Segment ($500K+) closed 50 sales, up 13.6% from May's 44, holding a comparable 94.0% CLSP:OLP. Both segments are converting close to full asking price; the divergence this month is in volume mix, not in how firmly either segment is holding price.

Resale Sold DOM rose to 63.1 days in June, up from 54.1 in May and up from 50.0 a year ago — slower on both a monthly and annual basis. Per standing analysis, DOM movement should be read as a downstream symptom of pricing behavor rather than a standalone signal, and the Premium segment is doing the heavy lifting here: its DOM jumped from 46.8 days in May to 72.1 in June, while Core actually tightened slightly (60.3 to 58.0 days). Active inventory fell from 424 to 362 units (-14.6%) as June's closing pace absorbed supply, leaving the market at roughly 3.5 months of supply — still a fairly balanced reading, but one to watch alongside the Premium DOM trend heading into Q3.

Resale Sellers Held Firmer on Price Than Builders in June

Builder pricing structures differ fundamentally from resale: new-construction listings are typically posted ahead of completion for lead-capture purposes, which is why builder and resale transactions are tracked separately rather than blended into a single figure. In June, resale closings averaged 94.9% of original list price against 91.5% for builder-sold homes — a 3.4-point gap, with builders conceding meaningfully more ground off asking to move inventory.
