June 2026 Market Briefing

Rockwall County closed 240 single-family transactions in June, up 17.6% from May's 204 and 17.1% ahead of June 2025 — growth that outpaces normal seasonal lift. Median sale price advanced to $478,036, up 7.4% month over month and 10.9% year over year, while pricing discipline held firm at a 93.9% Close-to-Original-List ratio.

The Premium segment ($500,000 and above) drove much of June's expansion: Premium closings surged from 76 in May to 105 in June, a 38% increase and the sharpest single move in the county's first-half data. The Core segment (under $500,000) advanced as well, closing 135 sales against May's 128, with pricing discipline improving to 94.1% CLSP:OLP.

Resale Sold DOM improved to 39 days from May's 41 — but that pace remains 10 days slower than June 2025's 29-day median, a reminder that month-over-month improvement should not be read as a return to last year's velocity. Active inventory expanded sharply as well, rising from 951 units at May's close to 1,079 at June's close, a 13.5% one-month gain that signals meaningfully more competition for sellers heading into the second half of the year.

Builder Median Sale Price Jumped 22.8% Month Over Month

Builder (new construction) closings carry pricing and Days-on-Market dynamics that differ structurally from resale activity, and are tracked separately per standing methodology rather than blended into county-wide resale figures. In June, builder median sale price rose to $553,922 from May's $450,990, with CLSP:OLP improving from 90.9% to 92.2%. Resale pricing held essentially flat over the same period, with CLSP:OLP unchanged at 94.7%.
