Texas's homestead exemption caps how fast the CAD can raise your appraised (taxable) value — no more than 10% per year, regardless of what the market does. That protection is real and valuable. But it creates a dynamic that works against you if you're not paying attention.

Here's how it works:

Your home's market value can jump 25% in a single year. The CAD can only raise your appraised value 10%. So the gap between what your home is worth and what you're taxed on grows — but it doesn't disappear. The CAD will apply that maximum 10% increase every single year until the appraised value catches up to market value.
